What is a government subsidised property?

The subsidized flats called “ coûts modérés “ were putten in place in 2004 by the Luxembourg council.

For every project with a constructible land capacity of 1 hectare, the developer has to reserve a 10% of constructible surface for subsidised properties so to allow a majority of citizens to access the property market.

Why should you buy a subsidised property?

1 ) It’s price!

The property prices per sqm are defined by the STATEC authority; generally speaking, the prices are 30%-35% cheaper than the actual market prices.

2 ) It’s the grant!

What is the buying subsidy? It’s a financial sum of money granted following your revenue status as well as your potential subsidized flat purchase; this sum may help to furnish the flat.

Said so, you are gifted 250 euro – 9.750 euro to spend in the subsidized flat.

Who can be eligible?

Everyone who is not owner in the EU but resident in Luxembourg at the moment & not reaching very high revenues for the last 3 years.

What are the revenue criteria from January 2020? *

For a single person without child the wage cap is 56.274,00 Euro on average for the last 3 consecutive years.

For a couple without child the wage cap is 68.328,20 Euro on average for the last 3 consecutive years.

For a couple with one child the wage cap is 74.362,60 Euro on average for the last 3 consecutive years.

For a couple with 2 chlidren the wage cap is 80.392,00 Euro on average for the last 3 consecutive years.

If the wedding is recent of less that 3 years, only the highest of the two revenues will be taken into account.
